Lettings Manager


We are currently seeking a highly skilled and motivated Lettings Manager to join our dynamic team. As a Lettings Manager you will play a key role in managing and growing our lettings portfolio, ensuring outstanding customer service, and driving revenue growth.
 
This is a full-time role and will be covering Chepstow and surrounding areas and Wotton-under-Edge and surrounding areas.

Role
Oversee the entire lettings process, from initial contact with prospective contract holders to move in and beyond
Conduct market appraisals, listings and accompany viewings
Negotiate rental terms and conditions with both contract holders and landlords
Provide accurate advice to clients on rental market trends and legal requirements
Maintain strong relationships with landlords, contract holders, and other stakeholders, delivering excellent customer service at all times
Proactively identify opportunities to expand our lettings portfolio
Stay up-to-date with industry regulations and market trends. Maintaining regular client contact, advising on general market conditions
Overseeing deposit negotiations and releases
Overseeing maintenance requirements and ensuring work is carried out in a timely manner
Proactively monitoring customer satisfaction and taking responsibility to maintain continued staff awareness of current best practice

Staff Management and Training
Supervising and motivating the lettings team, setting and reviewing objectives
Coach, develop and manage staff performance

Qualifications and Skills
ARLA and Rent Smart Wales qualifications essential
Minimum of 3 years of experience in residential lettings, with a proven track record of success
Thorough knowledge of relevant legislation, regulations, and best practices in the lettings industry covering both England and Wales
Excellent communication, negotiation, and interpersonal skills to build rapport with clients and colleagues
Strong organisational and time management abilities, with the capacity to handle multiple tasks and meet deadlines
Self-motivated and target-driven, with a focus on achieving and exceeding performance goals
Proficiency in using relevant industry software and platforms
A valid driving license and access to a vehicle

Placement Student


We have sandwich year placement opportunities commencing Summer 2024 available in our Rural department.  The placements can be based at Wotton-under-Edge in Gloucestershire, Magor in Monmouthshire or Wrington in North Somerset.
